1.2 Agreement: By accessing or using any part of the website (“User”) located at www.ramotrealestate.com (the “Website”) you agree to these terms and conditions (these “Terms“) which you acknowledge constitute a binding agreement between you, Eli Bouton and Karieli Holdings Ltd (collectively, the “Company”). IF YOU DO NOT ACCEPT ALL THE TERMS AND CONDITIONS HEREIN, YOU MUST IMMEDIATELY STOP USING THE WEBSITE AND REFRAIN FROM USING ANY INFORMATION OR SERVICES PROVIDED BY THE WEBSITE.
1.3 Modification of Terms and Conditions: The Company reserves the right, at its sole discretion, to modify or replace these Terms at any time, and the updated terms of such Agreement will have immediate effect.

2. Availability of the Website; Disclaimers
2.1 The Website and the services offered therein (“Services”) are provided “as is” and on an “as available” basis. The Company gives no warranty that the Website or Services will be free of defects and/or faults. To the maximum extent permitted by the law, the Company provides no warranties (expressed or implied) of fitness for a particular purpose, accuracy of information, compatibility and satisfactory quality or that the Website or Services will be uninterrupted, error-free, virus-free, timely, secure, accurate, reliable, of any quality. The Company is under no obligation to update information on the Website, and may remove information at any time without notice and without seeking the User’s approval.
2.2 The Company reserves the right to alter, suspend or discontinue any part (or the whole of) the Website including, but not limited to, any products and/or services available, or to charge a fee to access them. These Terms shall continue to apply to any modified version of the Website or Services unless it is expressly stated otherwise.

3.1 All content included on the Website, including without limitation, the source code, design, trademarks, articles, text, pictures and images of the Website (“Content”) are the exclusive property of the Company or other relevant third parties. By continuing to use the Website, you acknowledge that all Content is protected by copyright, trademarks, database rights and other intellectual property rights. 3.3 Notwithstanding, as part of the services offered by the Website, and at an initial state, to members only, facts and data are made available, including planning and geographical data received from the Jerusalem municipality, the Israel Lands Authority, Israel Tax Authority and others (the “Raw Data”). The Raw Data is not owned by the Company.
3.4 The Website presents, as a Service to Users, many professional articles regarding different aspects of the sale and purchase of real estate and specifically relating to the purchase and sale of real estate in the Ramot area of Jerusalem and other neighborhoods – such as legal aspects, planning, tax, financing and insurance of real estate transactions. It should be stressed that these articles are the opinions of the authors only, and are of a general nature. These articles should not be relied upon in any manner without receiving ad hoc advice relating to the specific issue at hand. Reliance on these articles is at the user’s sole risk and responsibility.

4. Use of the web websites and the services
4.1 The user may use the Website for personal use only.
4.2 Access to some of the Services provided though the Website and/or the Company require registration and/or the provision of personal details and/or contact information. The user acknowledges that he is required to provide accurate and correct details.
5. Privacy and information
5.2 Registered Users: User details saved in the Company’s database, in accordance with the information that is provided by a User when registering are: name, ID, email address, mail address and phone number. The User is not required to provide any personal details unless he is interested in receiving Services available to Registered Users. Please note that by registering, the User agrees to retention of his person information in the Company’s database. In accordance with the Israel Privacy Law 5741-1981 any Registered User is entitled to review the information held regarding it, to update it, modify it or delete it completely at any time he desires when the website and database is available. The provision of incorrect information or information relating to another entity without its permission is a violation of these Terms and a criminal offense according to the Laws of The State of Israel. The Company reserves all right to utilize all legal means against such activities and the suspicion thereof.
5.3 Use of information.
5.3.1 The Company reserves the right to use information collected relating to Users for commercial purposes including to improve the services offered through the Website, statistical analysis and for the use by its commercial partners. The Company undertakes not to transfer to any such third party any information that could personally identify a User, unless such User has specifically agreed thereto.
5.3.2 The Company uses reasonable precautions in order to retain the confidence of such information, to the extent possible. However in situations which are outside the Company’s control or result form an act of God, the Company will not be responsible for any damage of any sort, directly or indirectly suffered by a User or anyone on its behalf if such information is lost or any unauthorized access is made.
5.3.3 The Company retains the right to transfer the information and/or any part thereof to an enforcement authority and/or a judicial authority or semi-judicial Authority upon request and in accordance with its sole discretion.
5.3.4 Direct mailings
126.96.36.199 Registered Users acknowledge and agree to joining the mailing list of the Website and receive to its electronic mail newsletters and other information. This may include advertisements by relevant professionals who are involved in the sale and purchase of real estate specifically in the Ramat area and other exclusive areas in Jerusalem.
188.8.131.52 Such agreement includes consent to receive advertising in accordance with the Amendment No. 40 to the Israeli Communications Law (Bezeq and Broadcasting) 5768-2008 [Section 30A]. Any User may choose not to join the Website’s mailing list and to remove his details from the mailing list (either in the place provided on the website or through a link contained in email or otherwise) at any time. Since the Company does not have the ability to know if anyone other than the User has access to the email address provided by the Registered User, the provision of the email address and the agreement of such User is deemed also the agreement of the all other users of that email address to receive marketing material.

7. Jurisdiction and dispute resolution
